Florida’s Fisher Island Now Boasts the Most Expensive ZIP Code in America

Move over, California — Florida just claimed the top spot for the priciest ZIP code in the country. According to Realtor.com, Fisher Island in Miami Beach now ranks No. 1 with a staggering median home listing price of $11.9 million, outpacing longtime luxury hubs like Newport Coast, California, by nearly $3 million.

“There is no other place like Fisher Island,” says Isaac Toledano, CEO of BH Group, the developer behind the new ultra-luxurious Residences at Six Fisher Island. “It’s the perfect American dream — if you can afford it.”

Fisher Island is as exclusive as it gets. Only accessible by ferry or boat, the 216-acre private island is home to fewer than 800 families — many of them seasonal or part-time residents — and counts celebrities like Oprah Winfrey, Julia Roberts, and tennis star Caroline Wozniacki among its past and present inhabitants.

The draw? Privacy, security, and world-class amenities — including a marina, tennis courts, elite club facilities, and even a private school that only island residents can access. “You cannot come in unless you’re a resident or a registered guest. Security is that tight,” Toledano adds.

Demand shows no signs of slowing. The average home spans about 3,800 square feet, and online interest is climbing, with page views up 4.5% year over year. Toledano’s new project, set to debut next year, will feature just 50 units averaging 4,800 square feet, starting at $15 million — complete with private yacht transport, a helipad, and 24-hour butler service.

“There’s no more land left to develop on the island,” says Toledano. “We bought the last piece. This is a diamond in the ocean.”

While many Americans continue to face affordability challenges, demand at the top of the market remains red-hot. “Every day, we have new millionaires and billionaires,” Toledano notes. “These people want to enjoy their wealth — and Fisher Island offers a rare chance to do just that.”
